What Documents Do I Need For a Mortgage?

Below are is a list of the documents that you will need to before you discuss your situation with a mortgage advisor

Proof of ID

To prove your identity. We ask for a copy of your current signed Passport AND a copy of your UK or EEA photocard driving license

We will verify your true likeness during our zoom meeting. However if you prefer to conduct the majority of our communication via telephone and / or email then we will need to carry out a short video call ( zoom / whatsapp/ facetime etc) just to make sure that you are not subject to potential fraud

If you do not have a valid UK passport and / or UK photocard driving license then the following alternative documents can be considered

  • Original Birth Certificate ( UK birth certificate issued within 12 months of the date of birth in full form including those issued by UK Authorities overseas such as Embassies High Commissions and H M Forces
  • Full old-style driving license
  • Photographic registration cards for self-employed individuals in the construction industry CIS4
  • Benefit book or original notification letter from Benefits Agency
  • Firearms or shotgun certificate
  • Residence permit issued by the Home office to EEA nationals on sight of own country passport
  • National identity Card bearing photograph of the applicant

Proof of Address

We will ask for one proof of address per applicant. The same documents cannot be used for both applicants in a joint mortgage application

For example if the a gas bill is in joint names that can be used for applicant one and if the water bill is in joint names that can be used for applicant 2

The following are all acceptable forms of ‘proof of address’

  • Utility Bill ( Gas, Electric,Water, Satellite TV, Landline / broadband bill ) issued within the last 3 months
  • Local authority council tax bill for the current council tax year
  • Original Mortgage Statement from a recognised lender for the last full year
  • Solicitors letter within the last 3 months confirming recent house purchase or land registry confirmation of address
  • Council or housing association rent card or tenancy agreement for the current year
  • Benefit book or original notification letter from the benefits agency ( but not if used as proof of ID)
  • HMRC self -assessment letter or tax demand dated within the current financial year
  • Electoral Register Entry or NHS medical card or letter confirmation from GPs practise of registration with the surgery
  • Bank, Building Society or Credit Union Statement or passbook dated within the last 3 months ( These should be delivered though post)

If you are not on the electoral role then it is worth registering as soon as possible though this may not be registered in time for your mortgage application

Proof of Income

Employed

If you are employed , we will ask for copies of your last 3 months payslips or 13 weeks if paid weekly

If you are paid any form of annual bonus / commission then copies of your last 2 years P60s will help demonstrate this

Contract

If you have or are just about to start a new job. Then some lenders will consider a copy of your contract. Likewise if you have just received a pay rise that has not taken affect, some lenders will consider the contract

Self Employed

If you are a sole trader then we will require

Latest 2 years Personal Tax Calculations

Latest 2 years Personal Tax Year Overviews

In addition, if you are Limited Company Director we will require

Latest 2 years Company Accounts

Latest Limited Company Confirmation Statement to show shareholding

Benefits / Maintenance / Investment

If you are looking to use any other form of income to be considered for the affordability then we will require documentary evidence of receipt

Bank Statements

We need the last 3 months bank statements showing the net income from your employment. Lenders will also look to make sure that the account is being managed well. No payday loans / excessive amounts on gambling sites/ being over the overdraft limits

Proof of Deposit

Savings

The majority of deposits we see are held in some form of savings / ISA / investment fund etc.

Similar to bank statements we will require a copy of these accounts for money laundering verification purposes

Overseas savings accounts are generally not acceptable. Unless a major bank and the evidence of where the money has been built up from can be evidenced

Sale of a House

If the proceeds of the deposit are to come from the sale of a property. Then please advise the expected sale price and any charges / mortgages that must be repaid

Inheritance

If you are using the funds received from an inheritance, then a letter from the executor detailing the amount you are receiving will suffice if not already in your bank account

Gifted Deposits

If a deposit is being gifted by a close family member ( parents , grand parents, siblings)  then a legal agreement stating that it is a gift without reservation will be required at some point in the application process

The quickest and easiest way to provide us with all the current information regarding your debts and to ensure your credit is good is to provide us with a copy of your credit report.
